From downtown to St. Charles, ambitious developments are changing the landscape across the metro area.

Delmar Maker District

The Delmar Maker District is a space for artists to learn, create, and thrive. The burgeoning district includes Third Degree Glass Factory, MADE Makerspace, Craft Alliance, and The Magic House–MADE for Kids. A number of new restaurants are also part of the mix, including a range of concepts from acclaimed restaurateurs Ben Poremba and Danni Eickenhorst, as well as Alpha Brewing Co.

Gateway South

Good Developments Group is transforming Chouteau’s Landing, and the Crunden-Martin building is at the heart of the project. Located just south of Gateway Arch National Park, Gateway South will advance the building industry through connection and collaboration. It will also include programming, dining, an event space, community recreation, and collaborative workspaces.


Gateway Studios and Production Services

St. Louis could soon be home to the country’s largest and most technologically advanced studio facilities for musicians looking to develop arena- or outdoor-stadium-size tours. Spanning more than 300,000 square feet in Chesterfield, Gateway Studios is slated to include five state-of-the-art studios and three stories of office space.

St. Charles’ Riverpointe

Situated just east of the bustling Streets of St. Charles, this $350 million development is poised to revitalize the 120-acre waterfront along the Missouri River between Ameristar Casino and The Family Arena in St. Charles. Riverpointe is the largest mixed-use project in the history of the city and is expected to bring 4,000 new jobs, $1.5 billion in development, and at least 1 million visitors annually. The project calls for retail, restaurants and bars (pickleball-themed restaurant Chicken N Pickle opened its doors in December 2023), offices, hotel units, and multifamily housing.

39 North

The 600-acre district in Creve Coeur leverages St. Louis’ extensive network of plant scientists and research institutions, as well as its proximity to farms and farmers, to create a hub for agtech talent. Plans for the district call for a mix of residential, office, retail, and outdoor spaces, with the goal of attracting and retaining agtech innovators. Next NGA St. Louis

When completed, the new $1.75 billion National Geospatial-Intelligence Agency campus will be the largest federal investment project in St. Louis history. It will include a 700,000-square-foot office building, a visitor center, delivery inspection facilities, two parking garages, a coffee bar, a courtyard, and a mile-long walking trail. Employees are expected to move into the new headquarters in 2026.

Steelcote Square District 

Located just south of Saint Louis University, Steelcote Square District is creating a new community with three residential buildings—including renovated historic apartments and new construction flats—and 10,000 square feet of retail space. The district includes a rooftop lounge with a pool, a controlled-access parking garage, a 24-hour private fitness studio, a Topgolf, and a Target.

Brickline Greenway 

The Brickline Greenway is a public-private partnership that aims to make the St. Louis region a more vibrant place to live, work, and play. When completed in 2030, this estimated $245 million project will connect 14 city neighborhoods. Walking the 2-mile downtown section will take you past “Pillars of the Valley,” an art installation outside CITYPARK that honors the history of Mill Creek Valley; a statue of Frankie Muse Freeman, the first Black woman appointed to the U.S. Commission on Civil Rights, in Kiener Plaza; the Old Courthouse, the site of the Dred Scott case; and the Gateway Arch
