The building that houses Baileys’ Range in Shaw has been listed for sale, according to owners Dave and Kara Bailey, who operate the restaurant at 4175 Shaw. The property is being marketed by Dawn Griffin Real Estate Group with an asking price of $1.55 million.
The 5,308-square-foot building sits on a 13,706-square-foot corner lot. The real estate listing highlights the property’s F Neighborhood Commercial zoning and notes that its flexible layout could accommodate a restaurant, bar, retail shop, office, creative studio, brewery, event venue, or owner-occupant. The listing also notes that the 1/3-acre lot presents long-term redevelopment potential.

Dave Bailey emphasized that the sale stems from the property owner’s decision to sell. “First off, we have a landlord, and they are awesome,” he says. “They want to sell the building, and that is fine by us. We have known them for more than three decades, and our families have grown up together.”
The Baileys are open to several possible outcomes, he adds. “Since Kara and I want to focus on growing Rooster, we are fine with any scenario that is best,” he says. “That can include Baileys’ Range getting a new landlord and staying on, a buyer who is also the tenant, or a buyer who brings in a new tenant who needs an awesome space.”
The Building
According to the listing, the building was constructed in 1924 as one of St. Louis’ first neighborhood gas stations. As SLM previously reported, the Baileys first noticed the long-vacant structure while walking through the neighborhood. The building was deteriorating and overgrown with weeds when the local community development corporation issued a request for proposals. After submitting a plan that was selected, the Baileys began renovations in October 2016.

The project faced a series of delays, including pandemic-related setbacks, remediation work, and complications involving historic tax credits. After nearly six years of work, Baileys’ Range opened in July 2022.
The renovation preserved the building’s original glass service-bay doors and added a light-filled rear dining room with floor-to-ceiling overhead doors. The restaurant seats 210 guests indoors, with space for an additional 100 on two patios, and it includes a walk-up to-go window.
The menu revolves around burgers and shakes. The burgers are made with grass-fed, grain-finished beef and served on buns that are baked in house. Such condiments as chipotle ketchup and bourbon mayo are made from scratch. Salads, sandwiches, small plates, and sides—including fried pickles, fries, and onion rings—round out the offerings. Many of them are illustrated in hand-painted murals throughout the restaurant.
The Backstory
Over the past two decades, Dave and Kara Bailey have opened a range of restaurants and event venues, with all but one located in St. Louis City. They included Baileys’ Chocolate Bar (1915 Park), Baileys’ Range (4175 Shaw, 920 Olive), Bridge Tap House & Wine Bar (1004 Locust), Pop (1915 Park), Rooster (1025 Washington, 3150 S. Grand, 178 Carondelet Plaza), Small Batch (3001 Locust), and event venues Willow (321 N. 10th) and Slate (1015 Locust).
During and after the pandemic, the group also launched several ghost-kitchen concepts, including Knockout BBQ, Wing Ding Dong, Playing Ketchup, and What the Cluck?, a weekends-only fried chicken concept.
The original downtown Baileys’ Range closed in 2023, after more than a decade in business.
Today, Baileys’ Restaurants continues to operate Baileys’ Range in Shaw, Baileys’ Chocolate Bar, two Rooster locations (in downtown and along South Grand), and Bridge Tap House, which transitioned from a full-service restaurant to an event space earlier this year. Willow and Slate continue to operate under The Fifth Wheel Catering, the Green Dining Alliance 5 Star-rated catering arm operated by Baileys’ Restaurants.
