A new renovation in the Clayton/Tamm neighborhood is ready for tenants to call it home. Garcia Properties has turned the former Gratiot School at 1615 Hampton into 20 one-bedroom apartments, four two-bedroom apartments, and a single studio apartment.
Rents range from $850–$1,525 and the units boast features like refinished original wood, stainless steel appliances, and in-unit laundry. It also includes gated off-street parking.
Gratiot School, built in 1882, was used by Saint Louis Public Schools as an elementary school through 1976. Then, it served as an alternative school through 1993 and an archives and student record center through 2010.
“Schools can lend themselves to apartment conversions as each classroom can be a separate apartment, but there are a lot of challenges that go along with this type of project,” says Ivan Garcia of Garcia Development Corporation.
“The windows are my favorite part of the building,” Garcia says. “There are almost 200 of them, and because the school was constructed in three phases, there are over a dozen distinct styles. All of these styles had to be replicated—the process took almost a year.”
At an open house last month, Garcia says that some visitors had attended Gratiot during its schoolhouse days, and they all had interesting tales to tell.
