In Clayton, demand is also high. “There weren’t enough houses on the market,” says Gary Boyson of Janet McAfee Real Estate. But for those that sold in 2013, he notes, “the average price went up to $630,000—a 4 percent increase [from a year earlier].” In January 2014 alone, the city had 12 houses on the market; of those, four were priced above $1 million. In 2013, 21 homes sold for more than $1 million. “That’s a big increase,” says Boyson, who says the most in-demand houses in Clayton are in the $500,000-to-$750,000 price range. “It just evaporates,” he says. “Those houses will be over on Aberdeen, Arundel, et cetera.”
