“You don’t want to overinvest in a kitchen remodel if you plan to sell the home in three to five years,” says Robert Hoganson of Kitchen and Bath Design in Kirkwood. “If you’re going to live in your home for years, a kitchen update with a big dollar investment may be right for you.”
According to the Remodeling 2015 Cost vs. Value Report, a major renovation of an outmoded 200-square-foot St. Louis kitchen with an estimated job cost of $58,750 would yield an estimated return of $35,630.
Renovation includes:
- a functional layout of 30-linear feet of semi-custom wood cabinetry
- a 3-by-5-foot island
- laminate countertops
- a standard double-tub stainless- steel sink with single lever faucet
- energy-efficient wall oven, cooktop, built-in microwave, and ventilation
- dishwasher and garbage disposal
- a custom lighting plan
- new resilient flooring
According to the same report, a minor renovation of a functional-but-dated St. Louis kitchen with an estimated job cost of $20,038 would yield an estimated return of $20,370.
Renovations include
- an existing functional layout of 30-linear feet of cabinetry and countertops
- leaving cabinet boxes, but replacing fronts with new wood inset panel doors and drawers
- new hardware
- new laminate countertops
- new mid-priced sink and faucet
- energy efficient wall oven and cook top
- repainting and/or adding wall covering
- new resilient flooring
